Terms & Conditions

​Edgewater Lodge Hotel – Monroe County, Florida
Effective Date: 9/30/2025

Welcome to Edgewater Lodge Hotel. By booking a reservation, staying with us, or accessing our website, you agree to comply with and be bound by the following Terms & Conditions. Please read them carefully.

1. Reservations & Payments

  • Reservations are confirmed only after receipt of a valid credit card or advance deposit.

  • Guests must be at least 18 years old to book a room.

  • All rates are quoted in U.S. dollars and are subject to applicable taxes and fees.

  • Final payment is due at check-in unless otherwise specified.

2. Cancellations & No-Shows

  • Cancellations made 14 days prior to arrival will receive a full refund.

  • Cancellations made less than 14 days before check-in - including same-day cancellations - are outside the cancellation window and are subject to a penalty equal to ONE NIGHT of the reservation. The deposit already
    collected will be applied to this penalty.

  • For reservations of seven nights or more where a two-night deposit was collected, one night
    will be retained as the cancellation penalty and any remaining refundable deposit amount will be returned, unless different rate-specific terms were disclosed at booking.

  • No-shows will be charged in full for the first night of the reservation.

3. Check-In & Check-Out

  • Check-in time: 3:00PM

  • Check-out time: 11:00AM

  • Early check-in and late check-out may be available for an additional fee and must be arranged in advance.

4. Guest Responsibilities

  • Guests must present valid government-issued identification upon check-in.

  • The registered guest is responsible for all charges, damages, or losses incurred during the stay.

  • Quiet hours are observed from 10:00 PM to 8:00 AM to respect all guests.

5. Property Rules

  • No smoking is permitted inside guest rooms or indoor areas. A cleaning fee will apply for violations.

  • Pets: No. Edgewater Lodge is not a pet-friendly property. Trained
    service animals are accommodated in accordance with applicable law.

  • Unauthorized parties or events are strictly prohibited without prior written approval.

6. Liability

  • Edgewater Lodge Hotel is not liable for loss or damage to personal belongings. Safes may be provided in rooms for guest use.

  • Guests acknowledge that the hotel is located on the waterfront. Use of the pool, marina, beach, and water activities is at your own risk.

  • The hotel is not responsible for accidents, injuries, or illnesses that occur on the property.

7. Force Majeure

Edgewater Lodge Hotel shall not be held responsible for any failure to provide services due to events beyond its control, including but not limited to natural disasters, government actions, or unforeseen emergencies.

8. Governing Law

These Terms & Conditions are governed by the laws of the State of Florida and Monroe County. Any disputes shall be handled in the courts located within Monroe County, Florida.

9. Damage, Missing Items & Extraordinary Cleaning
The registered guest is responsible for damage, missing property, or extraordinary cleaning associated with the
reservation. Charges may be assessed based on actual repair, replacement, or cleaning costs.
 

10. Pool, Waterfront & Property Amenities
Property amenities are subject to posted hours, capacity, maintenance, weather, safety conditions, and operational
availability. Management reserves the right to temporarily limit or close any amenity or area when reasonably
necessary for safety, maintenance, weather, capacity, or operations.
 

11. Marina Day Pass
The Marina Day Pass is sold PER WATERCRAFT / VESSEL and provides same-day access to the Edgewater Lodge marina and boat ramp for launching and retrieving one vessel. Valid from 8:00 AM to 10:00 PM on the selected date. The Marina Day Pass DOES NOT include access to the hotel, pool, beach, guest areas, or hotel amenities. Overnight parking, vessel storage, and overnight dockage are not included unless separately arranged. Marina access is subject to availability, vessel requirements, posted rules, weather, safety, and operational conditions. Prices are subject to change. Management reserves the right to limit, suspend, or revoke marina access when reasonably necessary for safety, capacity, maintenance, operational needs, or violations of marina/property rules, consistent with applicable law.

 

12. Conduct & Management Rights
Guests and visitors must follow posted rules and reasonable management instructions. Management reserves the right to deny continued use of property areas or amenities, or require a person to leave, for material rule violations, unsafe conduct, threats, disturbances, property damage, or conduct that interferes with other guests or operations, consistent with applicable law.

13. Third-Party Reservations
Reservations made through online travel agencies or other third-party channels are also subject to the payment,
cancellation, and refund terms of the channel through which the reservation was booked.
 

14. Changes to Terms
Edgewater Lodge may update these Terms & Conditions from time to time. The version disclosed at the time of
reservation and any terms specifically stated in the reservation confirmation will apply to that booking, except where a change is required by law or agreed by the guest.
